Weighted average cost of capital: E/V × cost of equity + D/V × cost of debt × (1 − tax). The discount rate for unlevered FCF; debt is after tax because interest is deductible.
Example
0.7 × 10% + 0.3 × 5% × 0.8 = 8.2%.
